Seller can Remain in the Home After Closing

You can use the following if the Buyer agrees that the Seller can remain in the property after closing - this only applies if the length of time is less than 5 months.

The parties agree that the seller can remain on the property after closing as a licensee only under a license to occupy, for a period not to exceed XX months and the seller will have no rights as a tenant under the Residential Tenancies Act

The seller will pay the buyer $xx per month for this privilege.

The seller also agrees that all utilities during this time will be the seller’s responsibility.

The seller also agrees that the buyer’s property and liability insurance does not cover the seller, the seller agrees to obtain their own contents and liability insurance.
