When the Buyer has not Seen the Property

When you have a buyer that only sees the property from a video walk through or through a friend:

1.  ON the Offer - have the buyer initial beside the pre-printed clause #13 Inspection.

2. I would include the following in a Schedule to the BRA -

The Buyer acknowledges that they will be viewing properties through a video walk through or through a third party and these properties may view differently in person.  

The Buyer acknowledges that have been given every opportunity to view properties in person. 

The Buyer agrees that in the event they move forward on an Agreement of Purchase and Sale, it will be the buyers sole responsibility to satisfy themselves with and and all matters concerning the property.  

The Buyer agrees that the Brokerage and representatives of the Brokerage will not be liable for any decisions made by the Buyer as a result of only viewing a property through a video walk through.

3. I would include form 127 - have it signed at the same time as the offer

       At the bottom under Additional Information write the following -

Buyer acknowledges that they have not physically viewed this property and have done the necessary due diligence to satisfy themselves with any and all matters concerning the property purchase.
